Tree Roots in Drains Exmouth | Signs and Fixes

Roots crack joints, block pipes and wreck drains slowly. Here's how to spot the signs in Exmouth and whether root cutting or relining is the right fix.

Roots don't smash their way into a drain. They don't need to. They find a hairline crack in a clay pipe joint, follow the moisture and warm air, and then they grow. Slowly at first, then in a mass that can fill a 150mm pipe so completely you'd mistake the CCTV footage for a garden hedge.

This is a slow-burn problem across Devon, and Exmouth gets it particularly badly. The town has some genuinely old tree stock, streets lined with mature specimens that were planted when clay-jointed drains were standard and nobody gave roots a second thought. If you're in Withycombe Raleigh, Phear Park, Littleham or along some of the older parts of Halsdon, there's a decent chance your drain runs within a few metres of a mature tree. That's not a catastrophe. But it does mean the risk is real and worth understanding.

How roots actually get into a drain

Clay pipe drains, and older pitch fibre ones, are laid in sections. Each section is roughly a metre long and they connect at collar joints. Those joints are sealed, but seal doesn't mean permanent. Ground movement, decades of thermal expansion, the sheer weight of soil shifting, all of these can open the joint slightly. Even 1mm is enough.

The root isn't actively hunting the pipe. It's following a chemical signal, moisture and dissolved nutrients in the soil, and the warm humid air escaping from a slightly leaky joint is a strong signal. Fine hair roots, called feeder roots, work their way in. They don't cause obvious blockage at first. But once they're in, they thicken. They catch passing debris, fat, toilet paper, wipes. The blockage builds.

By the time a drain backs up or a toilet flushes slowly, you've usually had roots in the pipe for months or years. That's the frustrating part. The signs before a blockage are easy to miss if you don't know what to look for.

Modern UPVC drains are jointed differently and are harder to infiltrate, but they're not immune. A poorly made joint on a new build, or a connection that's shifted, can let roots in just as easily. Don't assume a younger drain is safe.

The tell-tale signs to check yourself

Slow drains that come and go

A root infiltration doesn't usually cause a full blockage overnight. What you get is a drain that runs fine after you've had it cleared, then starts to slow again six months later. If you're clearing the same drain more than twice a year, that's a sign you're managing a symptom, not fixing the cause.

Gurgling from the toilet or bath

When water drains slowly through a partial obstruction, air gets trapped and forced back up through the nearest trap. You'll hear it as a glug or gurgle after flushing. Intermittent gurgling with no obvious blockage is worth taking seriously.

Patches of lush grass or soft ground above the drain run

This one's underestimated. If you have a section of lawn that's always greener, or ground that feels softer than it should after dry weather, it can indicate a cracked or leaking pipe below. The roots found it before you did.

Roots visible at the manhole

Lift your inspection chamber lid, if you have accessible access, and look at the benching and channel at the bottom. Fine root tendrils sometimes trail into the chamber from the pipe opening. If you can see them at the chamber, the pipe upstream is worse.

Recurring blockages in the same location

Not all blockages are root-related, but if a jetting engineer clears a blockage and it returns in the same spot within a few months, the likely explanation is that the jetting removed the mass of roots but didn't address the entry point. The roots regrow.

Subsidence or cracking near old trees

This is more dramatic but it happens. Roots grow into a pipe, cause a leak, the soil around the pipe washes out slowly, and eventually the ground above settles. If you've got unexplained cracking in a path or patio near a mature tree, drain movement is worth ruling out.

Mature-tree streets in and around Exmouth

It's worth being specific about where the risk concentrates, because not all of Exmouth has the same tree stock.

Phear Park and the surrounding streets are the obvious starting point. The park itself has some very old specimens, and the residential roads around Elm Grove and Marlborough Road have street trees that have been there long enough to have root systems well beyond the pavement edge.

Withycombe Raleigh, particularly the older parts around Withycombe Village Road, has clay pipe drains in parts of the network that haven't been upgraded. Tree roots and old jointed pipes are a reliable combination for problems.

Littleham has mature hedgerow and garden trees, especially on the older plots. Some properties here have drains that date back to the mid-twentieth century with no lining work done since.

The Maer and Exmouth Seafront have different pressures, mostly ground movement and the effects of salt-laden ground on older pipework, but there are still tree-lined stretches where root infiltration comes up.

Lympstone and Exton are worth mentioning even though they're outside the town boundary. Both villages have older housing stock with original clay drainage, and the trees in these settlements are mature. Lympstone in particular has several properties where private drain runs cross beneath established gardens.

Woodbury and Woodbury Salterton sit on well-drained sandy soils, which you'd think would help, but it means trees send roots further in search of moisture. Longer root systems mean more chance of finding a pipe joint.

East Budleigh and Otterton have some of the oldest housing in the area, and drainage to match. Root problems in these villages tend to get worse faster because the pipes are already degraded from age.

If you're a landlord with properties across these areas, a CCTV drain survey is the only way to know what condition your drain runs are actually in. A visual check from the surface tells you nothing about what's happening at the joints.

Root cutting: what it does and what it doesn't do

Root cutting is a mechanical process. We run a cutting head through the pipe on a jetting unit, the head rotates and slices through root mass. Done properly, it clears the pipe effectively and restores flow.

Here's the honest version though. Root cutting is not a permanent fix on its own. It removes the mass of roots inside the pipe but leaves the entry point, the cracked joint or broken section, completely intact. The roots will regrow. Depending on the tree species and time of year, you might get twelve months before the pipe is restricted again, or you might get less.

Root cutting makes sense as a first step when: - You need flow restored urgently - You're doing it in conjunction with a CCTV survey to assess the pipe condition - You're planning to reline afterwards and need the pipe clear first

Root cutting as a standalone repeated treatment, year after year, is not a sound strategy. You're paying to manage the problem without addressing it. Some people accept that trade-off, and that's a reasonable choice if the alternative is disruptive excavation. But there is a middle option.

Drain relining: fixing the entry point without digging

A cured-in-place pipe liner, a CIPP liner, is a felt tube saturated with resin that's inserted into the existing pipe and inflated against the pipe wall. The resin cures, the liner bonds to the host pipe, and you end up with a continuous smooth bore inside the old pipe with no joints for roots to exploit.

This is the repair that actually solves the problem rather than treating the symptom. The roots may still grow against the outside of the pipe, but they can't get in. Flow is often improved because the liner surface is smoother than old clay.

The process doesn't require excavation in most cases. We access the pipe through an existing manhole or inspection chamber, reline from inside, and the ground above stays undisturbed. For properties with established gardens, driveways or landscaping, this matters.

What relining needs: - The pipe to be structurally sound enough to bond to. A completely collapsed section can't be lined without some dig-and-repair to that section first. - The pipe to be clear and clean before insertion. That's why root cutting usually happens first as part of the same job. - Access from at least one end. Most residential drains have a manhole or chamber that gives us what we need.

After relining, remedial drain repairs including lining carry a 20-year guarantee. That's the kind of timeframe that makes sense to compare against the cost of repeated root cutting visits.

Cutting vs relining: a rough decision guide

This isn't complicated once you've had a CCTV survey and know what you're dealing with.

Root cutting alone is probably enough if: - The pipe is otherwise in good structural condition with no cracked sections - Root infiltration is light and at a single joint - You're planning to sell and want to address a survey finding without major work - Budget constraints make a staged approach necessary

Relining makes sense if: - Root infiltration has happened more than once in the same pipe run - The CCTV footage shows multiple compromised joints - The pipe is old clay or pitch fibre with general deterioration alongside the root damage - You're a landlord and repeated call-outs are costing more than a one-time fix - The tree causing the problem is protected or you simply don't want to remove it

You'll need excavation if: - There's a section of pipe that's fully collapsed or displaced - The pipe has deformed so badly it can't accept a liner - There's a major root ball that's physically fractured the pipe rather than just infiltrated a joint

Even in these cases, excavation is often limited to the affected section. We reline the rest. You're not necessarily looking at a full re-dig.

Before you call anyone, check these yourself

Lift your inspection chamber lid. Not glamorous, but it's the single most useful thing you can do. Look at the channel at the bottom. Is there water backed up in the chamber? Is there debris, root material or silt? Is the benching, the concrete shoulders either side of the channel, cracked or damaged?

Flush a toilet and watch the chamber. If water rises in the chamber during flushing and drains away slowly, you have a restriction downstream. If it barely moves, you may have a more serious blockage or root mass.

Note which drains are slow. Is it just one basin, or is it the whole house? A single slow basin is often a local trap blockage. Slow drainage from multiple fixtures in different rooms suggests a shared drain issue, and roots tend to affect the shared run.

Look at the ground above the drain run. You may not know exactly where your drain runs, but if you can trace it roughly from chamber to chamber, walk that line and look for soft spots, subsidence or unusually lush growth.

Check your property records for tree proximity. If you have a site plan or drainage plan from when you bought, see how close the drain run is to any mature trees, on your plot or the neighbour's. The tree doesn't have to be on your land. Roots from a street tree or a neighbour's oak can travel several metres.

Don't assume the trees are the problem. Grease, wipes, and general build-up cause most blockages. Roots are more common than people think but they're not the only answer. A CCTV survey tells you which it is rather than leaving you guessing.

One thing worth knowing about tree species

Not all trees cause equal problems. Willows, poplars and some ash species are aggressive root growers and will find water sources at considerable distance. Oak and beech tend to have deeper but less far-ranging feeder root systems, though they're not risk-free. Conifers, particularly Leyland cypress, are planted as hedges across Devon and their surface root systems are extensive.

In Exmouth gardens, the most common offenders we find on camera are willow and popular cultivars planted in gardens in the seventies and eighties, silver birch which is widespread here, and Leyland hedgerows on plot boundaries directly above drain runs. If you've got any of these within about ten metres of a drain, it's worth having the pipe checked.
