Solicitors won't mention it. Your estate agent certainly won't bring it up. And the standard homebuyer's report? It looks at the walls, the roof, the damp. Drains don't get a look-in.

So here's the uncomfortable truth: you could be about to buy a house in Littleham or Withycombe Raleigh, hand over a significant deposit, and have absolutely no idea what's sitting underneath the garden.

What a CCTV Drain Survey Actually Does

A full reline over 10 metres addresses widespread deterioration along a run. They're not alternatives for the same job, but both cost far less than open-cut excavation of the same section.

When It's Especially Worth Doing in Exmouth

Not every property carries the same risk. These situations tip the balance firmly towards getting a survey done:

  • Properties in Brixington, Halsdon or Marpool built in the 1960s and 70s, where original clay or early plastic pipework is now ageing badly.
  • Victorian terraces near Exmouth Seafront or the town centre. Old pipe, shallow gradients, century-old joints.
  • Any house with large established trees in or adjacent to the garden.
  • Properties that have been extended, had outbuildings added, or sat empty for a period. Works done without proper drainage sign-off are common.

When You Might Reasonably Skip It

A written report with CCTV footage is a negotiating document. Vendors and their solicitors take it seriously because it's objective. "The drains look fine" from the vendor is not the same as a timestamped camera record showing root intrusion at 4.2 metres.
